Do I let furnished or unfurnished ?

So I am letting our 3 bedroom house in Birmingham as we are leaving it and never coming back. I am thinking of our furniture we can leave it but the agent said that it is a headache as you don’t really let it more expensive and anything that break you are liable to replace.

Have you let furnished ? Was it worth it for you ? Thanks

Unfurnished.

If you have it furnished you are responsible for everything if it breaks. Just a constant cost to you.

A furnished property is much harder to rent out. If you fo want to rent as furnished, just indicate in contract that everything is gifted and you are not responsible for maintenance and replacement.

As a renter I'd have to way up whether keeping the good stuff is worth it assuming it's an all or nothing deal.

Nothing wrong with giving us the option though and I'd look kindly on the landlord whether I took the option or not.

Assuming it's not all trash that is.

I provide white goods, floor coverings and window blinds but no other furniture. I find tenants generally have their own and don’t want stuff that has been used by others.

The only property I would consider letting furnished would be a small one bed flat or studio.

I advertise furnished or unfurnished. If people want the furniture then OK but if not I remove it and store it. This way your ad appellsak to more people.

Unfurnished is easier to let, and you don't have to keep track of all the wear and tear and what's flammable or not. Unless you're doing air BnB there's little point in keeping furnishings.

Depends if it’s students or family/professional.

Students tend to provide beds and white goods. Most furniture is fitted as it is

I would say include a cooker if freestanding as it can be difficult for people to get it wired in but everything else, most people have their own.

What do the agents say? There's often a standard convention for the area. where I live the convention is unfurnished with white goods. But i know other areas where white goods are not provided.

Furnished can work if you price it right and expect some wear and tear. I did it once for a family relocating temporarily, and the rent was higher, but I had to replace some stuff after they left. For longer leases, I prefer unfurnished.

Unfurnished always. Don't want to deal with the hassle of the next tenants coming along and them saying they want an empty property so they can move their own furniture in. Just means headache for me in getting rid of it then and the the hassle of the tenants damaging it.

I let both furnished and unfurnished homes. If something breaks they are replacing the item & taking their item with them. I have that in contract.

Unfurnished unless it’s a nice high class house/area because the average tenant doesn’t give a toss about anything and I swear they break things just for a laugh.
