I'm looking at exploring the idea to my landlord of whether they want to sell their property. Only problem is that it's owned by a Hong Kong resident and none of my documents lkst his email address. I'd rather not have to go through the letting agent (JLL) given what I've read on this sub.
Has anyone got an idea of how I could go about this?
Get the details from land registry of the landlord.
If you submit an offer via the agent then they are legally required to forward it to the owner of the property. You can ask for proof that the offer has been sent over. You can’t expect a reply though as the offer only needs to be submitted and not acknowledged by the owner.
The agent is gonna take a cut for doing nothing
It’s highly likely that have a clause in the T&Cs saying that they take points off of a sale even if they were not acting as the selling agent. They introduced the buyer to the seller.

I'm not sure they can implement life if they have no involvement whatsoever.
Without seeing the T&Cs I couldn’t say definitively but more that likely as they have found the buyer of the property, even via osmosis, then they are entitled to a fee.

Is there any indication they want to sell? A Hong Kong resident may be difficult to contact and negotiate with, especially if there is a language barrier, and even if you can reach them.
It may be easier to go through the letting agent.
If it were a local landlord, it might still be best to go through the agent to handle it formally. However, us Brits often prefer to save a £.
Section 1 of the Landlord and Tenant Act 1985, says an agent must disclose to the tenant the name and address of the landlord in writing. The information must be provided within 21 days from the date of receipt of the request.
