hello, im currently on a tenancy here where i live but my partner is not. we are applying for a rental of £850 a month to a flat that is more suitable then the one we are in. my partner wishes to secure somewhere alone at first before i can join him on the tenancy. as i have to serve my notice of course. we are 2 people who have worked since they was 18. small family with 2 children. One being under 1 one is 7 . we know he might not be able to on a affordabilty check. he earns enough to cover the rent but the rules is rules and apprently he earns just under the amount required.
comes out with £1600 a month but can get overtime as well which he is willing to do.
i earn around £760 4 weekly when i do return to work which is upcoming end of sept.
so by novemeber i could go onto the tenancy ( having a wage back not mat pay )
we have however expressed interest on open rent in 1 house. price is a little higher then what we have seen but she wants to shows around when its ready to view. as i told her i need to escape this flat on my first message to her. she sounded very keen. we are new to this i just want to know as its my back up option at present.
how safe is open rent.? anyone had bad experiences or good ones? having children housing security is our top priority of course. thanks for any help or advice in advance.
There's no reason why you can't go on the new tenancy in your current situation, it will be better for the landlord to have 2 people rather than 1 even if you aren't currently earning.
OpenRent is good because you deal directly with the landlord and don't have to deal with shitty agencies that are just a middleman that wastes your time.
Ask the landlord when you view the property what their process is for applying and securing the property.
Make sure you don't pay deposit/rent until tenancy is signed and you have a copy.
The affordability for £850 rent is £2125pm before tax. So your husband is significantly under that amount, estimate he is on 22k a year so £1850pm before tax.
Explain your situation to your landlord and you will find it's probably not an issue everything else being good.
The only issue I can see is if you are currently claiming benefits that's why your partner is not on your current tenancy and why you don't want to go on the new one until your old one expires.
Open rent puts you in touch directly with the landlord. They also have an escrow service. I've used it to rent before and all went well.
I have used open rent several times, found excellent tenants, would certainly recommend.
