How to handle new landlord?

My partner does all the communication because she's better at that, but I'm aware of things and I've never had a landlord that couldn't give 2 damns about us, but it's only been 3 weeks and not finally moved in, just getting things started, installation, furniture and such, arrangements..

We have a few issues like the place wasn't clean on the first day after renovations, no access to side garden doors, not all keys given and so on many things we can be ok with, will get sorted by us if need be, but..too many small things is big, you know?

So we try and contact the landlord but in 3 weeks we've had one email back..

What should we do?! We can sort everything ourselves, but without their permission? According to the tenancy agreement that's not how it goes but maybe they don't care?

Like I feel like nailing the walls to put stuff up, swap doors and such cause they haven't even given us an inventory and as far as I know, we should have had one before moving in or 1 week later?

How to manage this, any advice? Thanks!

A landlord should be getting back to you. These are the type of landlords that give the rent of us a bad name. I will get back to my tenants within 24 hours and generally fix things non urgent within a few days.

I mean we're quite flexible in sorting things out, but if we're ignored, we don't know how to proceed.

Write all your concerns and dates and evidence. If you don’t hear back within 2 weeks you are well within your rights to make small alterations as it’s affecting your living accommodation and human rights as a tenant. Take photos of before and after. Don’t bodge anything and if pass the info back to the landlord. I’m sure the LL won’t give a toss and probably glad you fixed the issues for them.

What am I paying rent for?

If it's small things, that I'm experiencing, the landlord won't comment on small things after I leave in a few years, I imagine? Fair is fair, no?

I am moaning but I thought I was clear why. I can't access side garden doors. There's a small leak under the sink. Lights are hanging so low it hits my head. These are just a few examples.

I am waiting for either to send someone to fix this or respond to us and say "proceed fixing it yourself.." as I have offered an alternative.

With that landlord there is going to have to be a certain amount of accepting condition. Repairs should be fixed, but none of it sounds urgent.

What’s the issue with the lights? You prefer them higher? Or is a repair needed?

They're too low, I'm 6 ft and I'll headbutt them if I don't avoid them low.

They're not urgent, but would you not reply to an email within a week, to say the least?

That's not an issue per se, it opens in the room rather than outside so we have more space to place furniture.
