Fire Mister or Protected Corridor?

I have a five bed HMO. The property has a bedroom loft conversion, located on the second floor. Access to this bedroom is via the lounge beneath the room. As the lounge is considered a higher risk room, and access to the second floor bedroom is through the lounge, I need to either install a fire misting system in the lounge, or create a fire proof corridor, which will mean taking a chunk out of the lounge (quite a large room, approx 5m x 4.5m).

The cost of the fire misting system would be approx £5k with £200 annual servicing.

Out of the two options, which would you gravitate towards?

Corridor. If you do it right it could relatively easily be removed if you sell and new owners don't want it. Plus will cost alot less without on going servicing costs. No brainer really given the size you are playing with.

I, too, would go with creating a Corridor. It would be much easier to turn back and would involve more generic trades than specialists. It also has the benefit of reducing sound travel.
