One company using another companies scaffold?

Our building is due to have work done, and the company will be sticking up a scaffold for rendering work.

The other people in my block are trying to get repairs on the roof fixed at the same time so they save money on the scaffold.

It's a scheme through the government for the rendering and I believe the cost of the scaffold will be included in the funding.

They're looking to book a roofer at the same time, so they don't have to pay for a scaffold again.

A good idea in theory, but does anyone know if it's legal / likely to be allowed for the seperate roofing company to use the scaffold of another company. It's in Scotland if that makes a difference.

I'm not sure if the company doing the rendering work have their own scaffold, or if they have a contract with a 3rd party to erect their scaffolds.

My concern, is that all property owners are going to put a substantial amount of money into a private bank account, and assuming we can arrange it all on the same day, the roofers will come out and be told the rendering company aren't insured for the roofers to use it or they aren't part of the risk assessment so aren't allowed etc.

Any advice would be great!

I hear your concerns. The easy route would be to contact the render company and ask if they have any recommendations for a roofing company. If they already have a working relationship with it, it's more likely to go smoothly.

One major problem is that roofing and scaffolding require different layouts - it'd be difficult if not impossible to use the same scaffolding for both jobs. (IIRC correctly scaffolding for roofing is classed as higher risk and so requires extra guardrails and toe-boards etc. and rendering requires access to walls which can make roof access difficult - the rendering company wouldn't do that.

From a HSE perspective, you'd have to do a joint RAMS (risk assessment and method statement) and work out how you're going to coordinate the roofers and the renderers at the same time.

The scaffolders liability insurance wouldn't cover the roofers - so they couldn't just use it.

Most companies contract scaffolding rather than in house. The scaffolding company will have the insurance to allow multi use you just need to ensure they are aware of who’s using it when and where. They should then ensure they have the permits and insurance.

I have done both with scaffold. Did the rendering first then adjusted the boards and extended the scaffold a bit so you could step on to the roof. Local lad charged £150 to adjust.
