Whats the best way to convince a landlord to allow me to have a dog?

Hi there. Im 22f and i am moving out late this year / early next. A dream goal of mine my entire childhood and teen years was to have a dog and i finally have the means to do so.

I will be renting a flat with my partner, and due to some illness i will be home close to 24/7 to raise the dog. So far the things i have in mind are:

  • offer a big pet deposit for any repairs
  • offer to pay for a carpet cleaning upon my departure
  • reassure them that i have a lot of experience with dogs and their handling

Is there anything else i can do that will put a landlord on my side? I aim to apply for flats that advertise as pet friendly also.

Look for a flat advertised as pet friendly and establish agreement to a dog before you sign the contract for the place.

You don't need to jump through hoops to persuade a landlord to let you have a dog, you just need to find a landlord who's already ok with pets in the property.

  • offer a big pet deposit for any repairs - I think maximum deposit landlords can take is 5 weeks rents, and that's what is usually asked anyway.
  • offer to pay for a carpet cleaning upon my departure. - Again may be wrong, but I don't think this can be enforced. A professional cleaning I mean, you can always do it yourself "to a profesional standard".
  • reassure them that i have a lot of experience with dogs and their handling. - Don't think this will mean anything to the landlord, unless you are some sort of profesional (vet, dog walker, etc) and you can prove it.

Only thing you can do I think is up front offer him more rent per month. If monthly rental is £1000, try for instance £1050-£1100 and see what happens.

Offer an extra deposit and a bit more rent. When we were renting we gave another 50% deposit and 10% rent.

In a flat it’s tough. LL’s don’t have permission themselves to grant this without agreements from the freeholder. Sometimes head leases ban pets outright.

As others have said. Your best action is to find a property advertised as pet friendly, talk about this requirement with the estate agent and they’ll look to show you suitable properties.

Your problem is the max deposit is 5 weeks, the LL cant accept more.

Offer to pay for a carpet clean at the end, the LL has no way to enforce this, you can say you will do it but if you dont? Oh well nothing they can do.

Both of the above were options and would convince many LLs to allow pets, but they have been banned so I would say 99% of LLs just do not allow pets now.

You say you have always dreampt of owning a dog... and have lots of experience, does that not contradict each other?

It’s an empty promise the carpet cleaning. Landlords will know they can’t enforce it, so there’s no point saying you will do it, if you don’t.
