Live in landlord being harassed by tenant

Hi folks,

I’m posting this on behalf of a friend, who is currently renting out a spare room to a live-in tenant. My friend is a single woman, and the live-in tenant is a man. He has been in the property for 6+ months.

In the past month the tenant has been trying to make romantic advances on the my friend, and despite her saying in person and in text that this is making her uncomfortable and that she would like him to stop, he is continuing to pressure her into dating him. He is becoming increasingly pushy, coercive and disrespectful of her saying no.

She now feels unsafe and has asked him to leave, but he is ignoring this request and she is at a loss for what to do next.

Has anyone experienced trying to remove a live-in tenant. Is there anything she can do to make him leave? And are there any requirements that need to be followed?

Police.

Then she needs to change the locks as soon as he’s out. Lodgers basically have no rights.

Firstly, he's a lodger not a tenant.

Lodgers have fewer rights - now that the notice has, by the sound of things, been served and the deadline expired, she can simply change the locks when he's out.

For his belongings, she will be an involuntary bailee under the Torts (Interference With Goods) Act. She must therefore keep them safe and dry, and make arrangements to return his goods to him - for example by arranging to deliver them to his new address.

For a start, he isn't a tenant. He is a lodger. They have far fewer rights than tenants. Tell your friend to contact the police, to at least have a log of the issues, then to give him 1 week notice to get out, if he doesn't leave, kicks off etc 999 and lock herself in the bathroom as soon as he's gone, get her to change the locks.

Police, and change locks when he is out. Arrange a time for him to collect his belongs when you have friends there. he doesn't get to enter to collect.

Is there a written contract. Otherwise 1 week of notice (or zero notice if actually being threatened). In they don't leave voluntarily lock out, change locks and pass contents out through windows with assistance of friends.

That’s a lodger, she could just give him notice and get him out

Move in a very large male friend. Do a proper rental agreement with him so it looks legit, just don’t charge him for it.
