Skim off a little rent without carrying any of the risk? Things get a little spicy, you dissolve the company and walk away leaving the landlord to deal with whatever dropkick you've shoved in there.

Haven't you heard? There is a rent crisis. We don't struggle to find tenants and keep places occupied.

I think a lot of landlords have faced the issue of difficult tenants and then they spend thousands of pounds on court fees to get the tenant out and get the property back. Landlords take a financial hit because of some of these difficult characters so I do think they’d benefit from more sound tenants like corporate apprentices.

You'll find a lot of resistance to rent-rent on here and many other places simply because they come with a lot of baggage including not being allowed by mortgage providers.

-How old is your company? Website? -How long have you been in the property market/industry? -How many tenants have you placed?

Start by answering and selling yourself a little. This form is full of landlords. Sell yourself.

Even then I doubt landlords will be throwing themselves at the op, rent2rent is crap unless it's one of the big ones and even then are we sure rent reform isn't going to kill it off?

Thank you this is encouraging! We recently incorporated this year and I’ve taken the time to educate and immerse myself in the property industry. We have a growing waitlist of over 30+ apprentices but currently working on getting more landlords on board before we formally launch this year. Have had really positive feedback from property professionals, agencies and a large portfolio landlord based in London. I’m also working closely with solicitors and property managers to ensure things are legally compliant and we’re not compromising on industry standards.

I was a Big 4 consulting apprentice myself and I would’ve loved something like this when I was younger. I don’t think I’ll be sharing the website to keep my identity private but I’ll pm it to you - happy to receive any criticism or feedback.

Truth be told, most landlords have no interest in rent to rent models. They’ve been historically bad for so long and now renters demand is at an all time high so for most people with properties in reasonable condition there just isn’t any reason to include an extra middle man

We would be doing the standard property management service end-to-end rather than just being a middleman. From marketing, tenant vetting, compliance, rent collection etc.

Landlords hire agents for a reason we are simply providing a niche tenant demographic on top of standard services.

Rent to Rent carries too many risks

HMOs carry even more risks, regulations and licensing than normal properties.

What happens if they drop out of the apprenticeship?

I think it’s important to understand they are full time employees during their apprenticeship. Would you quit your 9-5 knowing you had bills to pay for and had to feed yourself + build a stable future for yourself? I highly doubt.

There will also be a clause in the contract that says if they choose to rent with us they can’t drop out during the duration of their tenancy without a valid reason. Of course it would be important to consider the Reform bill coming into play regarding abolishing ASTs into periodic tenancies but the security the landlord has is that the apprentice would need the property for the duration of their apprenticeship which is on avg 3-5 years long. We also have a growing waitlist of apprentices as a backup tenant pool should they choose to terminate early as tenants will soon have the right to do so much easily.
