Garage rent increase

Myself and neighbours rent single garages from a landlord that recently bought the garage site and then had planning permission for a HMO rejected. We all objected to the planning and he has now decided that in a months time the monthly rent will go up for everyone for 'maintenance'. This feels retaliatory and unjust as the garages are in good working order and apart from some weeding not much to justify the increase the monthly rent. Is there anything we can do? As a landlord what should he be doing to introduce rent increases as opposed to just sending everyone an email?

I think he can charge what he likes, he doesn’t have to show something for it.

Do you have a contract for it? How much are you paying?

I can think he can do what he likes tbh, if he has no contract. Perhaps ask for a contract, that should give u some safety

You've brought this on yourself to a degree, no protection on commercial lease if you aren't within the initial term.

Were the garages going to be knocked down to make the HMO or did you object on the basis you didn't want new neighbours? If they can't make more money from residential use they would be looking to increase commercial rent to make up for it

Then that's the end of that. If he gives you all notice to quit, that's the end of it. Be prepared for that....

The landlord was trying to provide suitable accommodation for people in need, you blocked him now pay the consequences or leave. Simple. He will get his planning passed eventually nothing you can do about it when you have vacated.
