Originally tenants couldn't move in till later in the month and the tenancy started on the 8th (negotiated by the agent). They now wish to renew the tenancy for another 12 months. However i would like the payments to come in by the first of the month (for various reasons). We could ask for them to just pay earlier. But i don't think that will be realistic.
If the new tenancy is started earlier, would it simply be them paying less for the last month of their existing tenancy. Are their any potential pitfalls?
This would only be done if the tenant is able to accommodate. For example they might recieve their pay on a later date.
Even if you somehow did move the start of the tenancy back a tenant can pay up to 14 days 'late' without any kind of motivating reprecussion so you'd be putting in a lot of faff for potentially no benefit.
It'll help to know your various reasons
Asking is 100% your best option and you'll have more luck if you go in with a carrot, not a stick
You could ask them. See if they are willing to pay 3/4 one month and the a full month on the first. Not much point in fixed term contracts now as the renters rights bill will abolish them when it passes.
