I found this pretty interesting.

I have a 6 bed hmo which i'm converting back to a student let after a few years break to try other things. Have been looking for clarity for how it'll work in the future. I was hoping for the renters rights bill to be passed by Easter so I would know how to proceed with the contracts for Sept 2025 - August 2026. Believe I can issue contracts to be signed soon but would maybe need to warn them about a statutory instrument that hasn't happened yet. However this still doesn't seem clear so going to ask the landlord association, However thought some people here might find this of interest?

I've got a 2 bed I was hoping to do students let's with right next to campus. Going to try and air b+b it for now I think and see what happens.. Hoping there will be some sense from the house of lords but it doesn't look like it's going that way. Would explain why one of the big local providers have recently put up 90 student flats and a pub next to the uni for sale for 3 million.. At least my liabilities are a bit smaller!
