My fiancé currently owns the property we live in (only his name on title and mortgage). If he was to rent it out and I then purchased a property solely in my own name for us to live in - will it be considered a “second property” for us and will I have to pay the higher rate of stamp duty? Does it make a difference if I make the purchase before or after we are married? It is likely going to be after we are already married.
It won’t be due before you are married, it will be due afterwards.

It wont but you do need to think on affordability - if you need their income to satisfy mortgage then you will need a specific dual income one name mortgage and your partner will need to take independent legal advice (around £500).

If you purchase the new property in your sole name whilst your fiance remains in his property, which is in his sole name (i.e. don't rent it out then buy another), you will not incur additional stamp duty. The key point is that both properties must be in each of your sole names, not joint. If either deal involves both of you, you will be taxed.
