Deposit scheme (landlord)

Good morning all! I have new tenants and have done all the necessary bits n pieces with regard to the deposit scheme, registered the day after the tenancy started. I’ve sent everything by email (leaflet, certificate, inventory etc) and also dropped a paper copy to the house. Tenant isn’t replying to the email or acknowledging receipt of the paper copy with a signature, or otherwise.

I’m coming up to the 30 days and wondered if I need physical proof all this is done and has been read and accepted by tenants? Or if the act of doing it and having for my records is enough?

This is my first let and I just really want to make sure I do it properly for all parties involved, without coming across as overbearing and chasing if I don’t need to 😅

I’ve tried searching in here and can only really see disputes at end of tenancy so I’m wondering if I’m going a step too far with needing a signature or proof of receipt!

As long you have proof that you given them the information, that’s fine. Just make sure to save/print your messages/emails incase they dispute it later.

Thank you, so i guess like you say, saved email proving that it has gone to them should be sufficient, and then breathe and stop the needless worrying. I really should’ve sent the paper copy by recorded delivery, but it’s so close that putting it through the door by hand was too hard to resist! Live and learn!

The email should be sufficient proof, assuming the documents were attached not hyperlinks.

You could always do a certificate of service if you wanted to belt and braces approach.

Now is the time for a folder and a printer. Print everything for then tenancy and keep it in the folder, even things like photocopies of safety certificates. just incase anything happens to your email/computer that way YOU have proof of everything.

Thank you. This is exactly what I’ve got going… I’m starting to feel a bit ott but at least it’s all there and in my hand! As long as I keep the records my end and that enough I’ll feel a bit better taking a step back than ending up being overbearing 🙏

It's important to give them the signed prescribed information which can be easily overlooked.
