Gas and Electricity safety certificate for new build house

Hello all . First time landlord. I'm renting out my new(ish) build house (4.5 years old) to friends. It is Still under the NHBC 10 year warranty. Am I legally obliged to provide a gas and electricity safety certificates?

Note: Boiler is serviced/insured. Note: No issues with gas / electricity at all.

Yes.

Electricity - a valid ECIR is required, you may have a valid one from when your place was built

Gas - you need a new one every year which means you don't have one if you have to ask.

If the house as as you describe, it'll pass both with flying colours.

With many gas boiler breakdown plans you get a yearly certificate. It’s not the cheapest option but it means you can sleep soundly knowing if something goes bang it’ll be fixed quickly and you don’t have to think a lot the certificate each year
