Ending a lease early

Just wanted the opinion of some landlords please. We're in a 12 month lease but wanted to leave after 8 months. If I paid the entirety of the remaining 4 months up front would you be OK with that and what other expenses would you be likely to want/expect?

I’d be happy with that, in fact if I got a new tenant in that time I’d only charge you up until the day they moved in. Probably want you to cover council tax and any utilities in case you were still using services in that time.

Fully agree with this, you could be expected to pay for the four months in the unlikely event they're completely unable to find a replacement in that time, but how likely is that really.

You may get some people saying "I'd absolutely be fine with taking the money, if I find someone within a month I'm quids in!" but my understanding is that isn't actually legal, and certainly unreasonable to double charge for a place you've already re-rented.

Personally, I'd be fine with it though they may not be thrilled if they pay charges to an estate agent for new tenant finds. That can often be a month or two's profit for them so paying that after 8 months might get them a little huffy.

Forget that. My last lease I got a note from my doctor to say I needed to leave because of my mental health and I got out of it (no charges)
