I have a tenant lined up who would like as much furniture as possible as they are coming back from abroad I would like to sell or gift a lot of item but let the property out official "unfurnished" to make it easier should they move on (I will be non-dom). How would I go about selling items to them while also completing an inventory that makes it clear that I have no responsibility for said items e.g. wardrobe, microwave, bed etc. Cheers!
The problem you have is agreeing what they do and don't want - anything you leave in there that isn't theirs, you are responsible for maintaining, as you know.
So your best bet is to inventory it all, take pictures etc, agree in advance with your tenant what they want to keep, and basically just sell or gift it to them. Ensure that you issue a receipt to them for the transfer of ownership, and then get rid of everything else.
It's then their furniture, and you are no longer responsible for it.

I would go down the route of sale for £1 the following items ...
.. and that the goods are now the personal property of the tenants and no maintenance or warrant express or implied shall apply ..
Separate document itemising the items included in the sale !
