Updating post from Reddit.
I am in process of renting a place with my wife 2 kids and Brother.
We have found this property 4 bedroom and applied for it through open rent after the first visit we wrote the landlord on openrent that we would like to proceed.
He sent us an email asking for Kids Birth certificates and copies of their Passports to prove their parental responsibilities which I did besides this the emails mentioned about how many people will be living in the property which I have confirmed.
After this we received emails from Open rent to start referencing which we did credit check, Work Reference and with previous landlord. Though 2 of us are full time employed my wife isn’t, we used BRPs for identity.
Now after this we received an email asking for digital right to rent codes which we have shared but now after this landlord is asking got Copies of our passports as BRPs are expired but Gov site says all expired BRPs are valid for 18 months.
Also he is requesting to do a video call with my wife as she didn’t go to see the house with us.
Before I share these and arrange a video call I want to ask is this normal and required to do as I am getting curious sharing too much directly over the email after holding deposit which we have already sent to one of the account he shared in the email.
Thank you for helping.
The landlord needs proof of right to rent and needs to physically see and to have a copy of a document such as a passport of everyone who will live in the property. Otherwise, a landlord could get into trouble. The landlord would be concerned and not wanting to receive a large fine. Also, if not a British citizen, a landlord would need to see a share code. It is not a landlords fault that the government requirements exist. A landlord has to interpret what the government requirements are. It isn't a landlord fault. Most landlords wouldn't want to do these checks because it is just more increasing legal requirement that is pushed onto them and didn't use to exist.
A landlord letting a property would want to know who was going to live in a property so wanting to see your wife would be normal.
If you’re not a British or Irish citizen, you can use one of the following documents to prove your right to rent:
a passport
a travel document issued by the Home Office
an immigration status document sent to you when you were given permission to stay in the UK
Your passport, travel document or immigration status document needs to have a Home Office endorsement in it - for example, a stamp or a vignette (a sticker).
Thank you for the details.
We have already shared digital right to rent code for all 3 Adults. We have already shared Biometric Resident permits as all expired on 31st Dec but Gov website states all can be used for next 18 months after expiry.
I ll share the passports too and requested to arrange the call or physical visit.
Thanks
