Log Burner in Rental Property

Hi all,

I'm planning to rent out a house which has a log burner installed. The burner was installed pre-2005 and therefore does not have a HETAS installation certificate.

What is the best course of action to keep me compliant with insurance and any other legalities? I'd prefer to err on the side of caution and add a clause to the tenancy agreement that "the log burner is for decorative purposes only and should not be used", but do I need to padlock it too in case a tenant ignores that?

Do i even need to do any of that? Can I get an engineer out to service the flue/get the chimney swept, and as long as there's a carbon monoxide detector in the room, would that suffice?

You could just lock it but a living room with a redundant log burner would be a bit off putting, I’d remove it and put in an electric substitute, they are very cheap and quite realistic.
