If you need to ask on reddit, then probably not.

Do your research. Know the areas you might want to look at. Know the taxes. Know the interest rates and how rents compare to the property value. Know what maintenance costs might look like. Know what insurance you will need. Will you manage it yourself or with a property manager?

Speak, in person, to a landlord (20% of the homes in the UK are owned by landlords. You will know some landlords).

Most importantly, and not enough people talk about this, you need to view yourself as part of a larger ecosystem. If you're doing it to get rich quick then you shouldn't do it because 1. you won't get rich quick and 2. you'll make the rest of us look bad.
If you're doing it because you want to offer a service in a community that is fair and sustainable and works for everyone, then you should then go on to ask the questions of whether it is correct for you.

If you're asking such questions and looking at HMOs then no.

While they can be profitable they are hard work, require a lot of management, dealing with way more people than usual and have many rules and regulations.

Put the money in an index tracker.
