Do I issue a section 21?

Accidental landlord here. I have a property I'm selling this year with live in tenants. Their 2 year contract ends at the end of April but I've agreed they can stay until end July to give them more time to look for another place. All confirmed over text. Good tenants, no issue with them and no reason to think they won't move out at the end of July.

Should I issue them with a section 21 now? My thinking is to do it now before the option is removed. I know in any event I can issue a section 8 as I'm selling, but assuming this is a longer, more expensive process if I needed to use it. Any advice appreciated.

You could issue it just as a precaution, that way if they don't leave, at least you have already started the ball rolling and don't need to wait for issuing a S21 and the notice to expire

I'd send it with a courteous covering letter, explaining that you're happy to be flexible and extend the tenancy through to the end of July to accommodate their plans, with the enclosed confirming this.

I’m in a similar boat, we issued s21 just for the end of the ast, but spoke to the tenants telling them that we are flexible and accommodating once we know exchange and completion dates. should go through in a couple of weeks, we should exchange a couple of weeks before the end of the ast so tenants happy as they will get some rent back and no deductions from deposit. They even took a few bits of furniture I don’t have a use for anymore..
