New rental. Sofa removal

I am renting a new place from an agency. There is a sofa in the hall that is of no use to me. I want to replace it with a sofa bed. I have asked the agency but they said they have no storage so cant help me out. Is there a way I can convince them or any work arounds? This is the same for a dryer.

You need to sort this sort of stuff out before signing the contract, I’m afraid.

Your only realistic option is to find some sort of paid-for storage at your own expense, and replace the items when you leave.

These are details you should have worked out beforehand. If it's that bad, maybe speak to the agency and see if they are happy for you to remove at your cost. If so, get rid and replace with what you want- but make sure it's agreed that the new sofa bed is yours.

Is the sofa part of the inventory, and therefore part of the property? If so, then the could change it. Whether they should is a different matter.

Landlords need to stop using properties as free storage.. tenants pay rent for a usable livable space..items should be of a good standard when new tenants move in

Well if it’s on the inventory, then the LL is responsible for it… contact them and say it’s unusable and either needs to be removed or replaced.

Check if it has the legally required fire safety label for your country (you can find info on this with a quick Google). If it doesn't, then they will have to remove it anyway, solving your problem.

If not, you could ask to buy it from them (for a fair price - don't let them take advantage) and then you can sell it if you want to.

Failing that, you could ask if they have any other tenants in need of a new sofa, and then it could be put in their house instead.

Check your contract. Does it mention these in the inventory. Your contract may state that the landlord can't store items not required.

They were probably there when you viewed the property. You probably signed a contract/ inventory stating they were in the property and part of the agreement.

You could store them yourself or come to an agreement with the landlord if you offer to remove them and pay the cost of potentially replacement now. So when you have left the property, you won't be charged again. Make sure you get it in writing.

They are only completing the inventory. I gave them a call but they said they cant because they have any storage. Sounds like they dnt bother as I have paid deposit and signed contract. I expected them to agree to replace it. I am happy to buy a new one. But have no place to stash the old one.

If they are doing the inventory then don't agree to it unless it says its a gifted item. If it's gifted then you can get rid.

In the absence of inventory there is nothing to prove that the sofa was there in the first place. I'd take pictures and tell them you're disposing it.

You didn't agree to the sofa so they either collect it or you're binning it. Just give them a weeks notice to sort it.

That said, personally I would tell offer to get a new one minus the cost of the old one but the new one would be mine (paid of course).
