i wonder if any one could offer any advice or views here: we sold one buy to let and purchased another. on completion day the sale of mine went through at 12 as planned and money from sale was sent to my solicitor. then there has been a delay until 6pm before the money shows up again so completion can happen. so we got keys at 6pm but my sellers couldn’t move in to their forwarding property and are claiming costs as a result. my solicitor has deferred the claim over to me offerring to represent me in the case (not free) but i fail to see how any blame can be proportioned to me. i have no control of the sale or purchase, nor the transfer of funds. the solicitor does. solicitor is claiming i am and fault as i am “party to the contract” however the seller who we are in contact with directly says they are not claiming against me but the solicitor
am i liable?

What are their costs? Why couldn't they move in at 6pm?
they couldnt complete up the chain due to the delay not sure if handing over the keys after 6pm was an issue etc. not sure, its about £1500
Have you actually established the actual reason for the delay? I'm a bit confused about what happened between 12noon and 6pm?
thats the struggle. first solicitor shows money transferred at 12:03, my solicitor claims it wasnt received until 3:30, but even then how is there a further 3 hr delay? and how is any of it my fault? i feel like im paying the solicitor for a service as they are the expert. how can i be at fault? its like saying if a builder building an extension at my house and breaks the neighbours window why would i be liable for the damage, surely the builder would? or am i wrong here?
I think you need to ask your solicitor this.
well the solicitor is trying to charge me to represent me in the claim, the buyer isnt claiming against me but the solicitor. but the solicitor seems to want to put the blame on to me and make me pay him to deal with it.
I agree - are they actually a solicitor or a conveyancer?
Ask to speak with their manager to help establish the timeline.
