LHA for property is £523.51/month or £120.81 per week.
Tenant is on UC + Housing Benefit, single, has a disabled child, currently pays low 400s rent covered by benefits. Similar property rents for £700-750 on the same street.
Trying to understand what we can up the rent to, without increasing the burden on the tenant? Is it £523.51/month or higher due to the disabled child?
Really depends on the area.
I take it the £523 you mentioned is the local housing allowance rate? If so I'd happily recommend you raise it to that. The tenant wouldn't have to pay any of it themselves.
Having a disabled child wouldn't affect the housing allowance rate. They would be able to claim for pip for the child and their own UC would have a slight increase but from experience its often not a lot.
I just want to say you're doing a good thing here by trying to work out what's best for the tenant. I'm sure you making a huge impact in their life by being so kind.
I am unsure. But I would expect it’s 523. Any extra is probably to help care for the child?
