EPC Certificates - help?!

Hi,

I’m a new landlord and wanted to know how much other landlords in the UK pay for their EPC & gas safety cerificates currently? And do you use an online website or someone local to you?

I use someone local. I always attend Gas Safe inspections with tenant there. Boiler also serviced. I will authorise any extra work, there and then. Once gas hob was condemned. So i authorised replacement with time and date agreed with tenant and engineer.

London.

Copy of Gas safe handed to tenant and whatsapped. Kept in a folder in boiler cupboard.

£70 for boiler service, + £70 for Cert

EPC can be found online.

I'd suggest if your paying more than £100 for either, then its too expencive in todays market.

EPCs can be very cheap, at arround £35. A Gas Certificate can increase in cost depending on number of Gas Appliances.

Warning you can get what you pay for. I just bought a project house and the EPC listed 150mm of loft insulation. Not even assumed, which means the inspector claims to have stuck his head up there and taken pictures. I don't know how though since, for starters, the joists aren't even 150mm deep and the tattered shit up that's sporadically up there doesn't even come up to half of the joist height. Mother fucker must have been Ray Charles.

What's worse is that the company then tried to push back when I called them out on it. They never did send me copies of their claimed pictures before they came back and reassessed it.

Google and phone up people to find out locally. The person needs to go to the property so ideally local. Are you sure you’re ready to be a landlord?
