Would a simple tool to calculate rental property ROI and track expenses be useful to you?

Hi everyone! I’m working on a simple online tool for landlords, particularly those who are new to property investing. The idea is to provide a free calculator to quickly assess if a rental property is profitable (ROI, cash flow, etc.) and potentially offer features to help track ongoing expenses.

Some core features I’m considering:

  • ROI Calculator: Input price, rent, expenses, etc., and get instant results.
  • Visualizations: Graphs for cash flow, expenses, and net profit.
  • Expense Tracking: Save and monitor costs over time (e.g., maintenance, taxes).
  • I’d love to hear your thoughts!

    • Do you currently use tools like this? If so, what do you like/dislike about them?
    • What specific features would make this tool indispensable for you?
    • Would you pay for advanced features like multi-property tracking or detailed analytics?

Thanks in advance for your input—your feedback will help shape this tool!

Have you heard of spreadsheets? That's what I use to do all this.

It's not really in a state to share with anyone! We mainly use them to keep track of all the expenses and income for tax purposes. It's really not very complicated, Date, item, supplier, cost, reference. Separate sheet for doing calculation on RoI (not worth it, invest in S&S).
