Eviction notice form?

Hello community. We unfortunately need to terminate the one month rolling contract we have with our current tenants as we are having to sell the property. Is anyone able to recommend an eviction notice form that’s legally correct in England (don’t know if there’s a difference between the countries)? Thanks so much in advance!

You need a section 21 notice, after that has expired if the tenants don't want to leave you will have to go through the courts to gain vacant possession

Section 21 form 6a if on an Ast https://www.gov.uk/guidance/assured-tenancy-forms#form-6a ypu need to give them at least 2 months notice and have tonhave given all the relevant docs at the start of the tenancy

This is helpful, thanks for this link. I don’t know what an assured tenancy is but hope to find out. They had a one year contract which has now rolled over into a rolling monthly one.

An AST is the default tenancy (in England). Yours is now a periodic AST. Tenants can give one months’ notice but you must give two months, in a prescribed format, and the last day of the Notice must be the last day of a rent period. Get it wrong and you’ll have to start again.

Be aware that this will be a Notice Seeking Possession. It does not mean the tenants must leave, though most will. It helps if you communicate well.

I think you really need to seek some specialist advice about ending a tenancy and eviction. The various and over complicated laws for Assured Shorthold Tenancies can be easy to fall foul of for an amateur/inexperienced landlord.

I generally suggest NRLA as a first point of call for landlords.

As someone else mentioned you need form 6a which you can get from the gov website
