New landlord. Renting to a Brazilian guy but his residence card expires in 2 weeks. Is this ok?

Hi everyone, I’m very new here. Renting my first property and the tenant is from Brazil with a residency card that expires on the 31/12/2024. He’s supposed to move in 11/12 but he just sent me a copy of his residency card and I can see it expires soon. I am concerned about the laws surrounding this - anyone has any insights please?

A lot of residency cards (BRP) expire at the end of this year as people are being switched onto electronic visas. Chances are that you will do the right to rent check and see that his residency visa has months if not years left to go.

He just said the same thing. So how do I actually do the right to Rent check? Is there a link somewhere?

He needs to provide you with a code which he generates.

You then verify this code by putting his name and other details in

Literally just Google: "check right to rent share code"

The tenant will need to send you their share code first and you need to know their date of birth

https://www.gov.uk/check-tenant-right-to-rent-documents

This guidance is good and has a phone number for landlords who need help with Right to Rent checks.

He also wants his mother, brother and his brothers wife to live with him. But they only have 6 months standard visa. Do I still put them on the contract or just have him solo?

If it’s for six months then it’s likely that they’re on visitor visas rather than actually holding residency visas. If it were me, I’d want the person with residency on the tenancy agreement.

All BRP cards expire at 31/12/2024. They are being phased out.

You are expected to use the right to rent code instead.
