Hello everyone,
A couple of months back, I wrote into this group seeking advice on a challenging situation with my tenants. Many of you reached out and requested an update when I had one, so I'm pleased to share some good news.
After a difficult period, I'm happy to report that the tenants have moved out and, in fact, have left the country. It turns out they pulled a runner, having defaulted on a series of credit cards, and have returned to their home country of origin. Quite peculiar, but that's the information I've received.
The positive side is that I now have my property back! Additionally, the local council has settled the outstanding arrears, which I am now using to undertake much-needed renovation works at the property. This has been a huge relief and a positive turn of events. The arrears amounted to over £12k.

Just read previous thread. I am glad you arent out of pocket and hopefully property wasnt trashed.
Thanks! Nothing too critical! They forced damp in the property apparently which knackered all external facing walls on the ground floor which has been a bit of a pain but replaced air bricks and had the walls redone / get air flow back rather than pay lots for voodooesque damp treatment after the stories I have heard! The rest is more wear and tear with a few additions on my end! I was baffled at the positive result! After the feedback I received on the original post I thought I'd have to call it quits!
How did you get the council to sort out the arrrears?
My property manager arranged that discussion with the local council. Effectively the tenants had started claiming benefits after 4 years of being in the property and paying privately... They had some agreement that the local council would put up a couple of months of their rent so that they could go into temporary housing eventually moving into a council house. None of that happened due to housing shortages and the council still honoured paying up until they moved out!
