I'm currently a live in Landlord in a 3 bed semi - renting 1 room to a friend.
I'm considering renting out the 3rd smaller bedroom also - but unsure if i should go with a small double bed or single bed.
I feel like the double bed would fetch a higher rental income but might be less appealing due to limited space, storage etc.
Below is layout of the room (im not architect) - the box top right of the image is boiler cupboard.
Does the boiler make noise in the room? That would be very off-putting for anyone if they get disturbed by the boiler multiple times a day
The Boiler is only 2 years old and pretty quiet. I currently use the room as my office and for gaming and never notice any noise.
If you’re trying to sleep you’re likely going to be more sensitive to the noise though, same as if you’re a light sleeper and the boiler goes from off/silent to kicking in early in the morning, so unless you’re sure it’s dead silent and not that you just personally don’t notice it because your focus is elsewhere I’d just check how loud it actually is, maybe by sleeping in there yourself to experience whether it causes any disturbance.
Also make sure the boiler is room-sealed or otherwise suitable to be in a room used for sleeping in (it probably is as it’s new but important to make sure it’s legal before you think about renting it out)!
I hadn't considered this tbh, I will see if I can test the loudness somehow to see if it would be too disturbing.
I have no idea if the boiler is room sealed, but i have a gas safety engineer check it every year and was previously renting to a family who used it as a bedroom. Engineer is booked for next month actually so will check then
Adding to the other persons comment - as a courtesy make sure there's a CO alarm in the room as well.
Not a legal requirement for lodgers, but they're only like £10, and it shows that you're trying to do right by them. Very cheap, but very good investment to make in having a good relationship.
That's a good point, I do actually already have one in there as I used to rent the entire house out to a family before I moved in. So it was a legal requirement then
Mention in the advert that you will buy a new bed and the tenant can select the size.
It does mean I would need to wait before buying all furniture but this is a very good idea
Well in my life I’ve been a tenant, a landlord and an estate agent in 2 countries. Any tenant would love a landlord who was considerate enough to offer them this option of brand new furniture to their specifications.

Is there room for a wardrobe and drawers?
I think sleeping in a room with a boiler kicking in/out would be very annoying. I had mine moved from the spare bedroom to the kitchen. Loft might be an option too.
Yeah with the small double i have 60cm wide for some drawers/ bed side table. Then 150cm long & 50cm depth for wardrobe/ whatever else
Not thought about moving the boiler but I could. Any idea how much something like that would cost?
Depends how difficult the move is and how much new pipe work has to go in. Mine was quite a while ago but was a real pig of a job because of a shit load of old complex pipework so ended up bringing new lines in off the supply and starting afresh for a lot of it. It has been quoted as a quick and easy job just dropping the boiler down one level!
Get a small double with a lift up storage ottoman style bed
Usually, you advertise the bed, not the room space
So probably best to go with small double bed then ?
If you can get an ottoman, it’s much more attractive - convenient access for storage. My fella had a teeny room (smaller than yours) back in the day and he was able to access everything by simply lifting up the bed.

Do you have any other tips based on your fellas experience so that I can utilise the limited space I have? Was thinking to put a small desk next to bed but maybe better to focus on drawers
