Management fees etc - what's the norm in % and TIMING?

Title really...

My agency charges 12months fees upfront - is that standard?

Unless you received your rent 12 months upfront, then no its not normal.

The norm is the same.
Don't pay the fee upfront unless you receive the rent first.

No. It is not normal. I pay 8% in London (monthly).

No. Not major, they have multiple branches though. I had 2 properties with them so negotiated a decent rate, sold 1 but kept the 8% rate.

Upfront? Thats not normal. They typicaly take a % of the rent each month.
