BTL property epic G rated

Title should say EPC rated G

Hi as the title goes, I have a property that is empty now. Had tenant in for 8 years. I have an EPC exemption when he was in, allowing me to rent.

Options to increase EPC rating

  • used LPG gas boiler (not on grid). Looking to replace for heat pump. There is no loft to insulation (room in roof). Mostly double glazed

It would be nice to in get it close to c EPC rated

If it’s G you looking at a full property renovation rather than a piecemeal improvement. Consider selling at auction.

I have owned it for 8 years. Looking at spending £30k to update it.

It is for sale, but the market is quiet and I don’t want to let it go for a song

The issue you have is noone that's looking for a rental will be interested in a G property, you'll only be able to sell it to someone who wants to do the renovation work and they'll want to pay bottom price to maximise their profits

Market isn’t quiet at all. You have overpriced it. Do be realistic. 30k budget = 50k actually spent. Increase in value 50k? 60k is the 10k worth while?

just signed the contract to replace boiler and lpg gas bottles today for a heat pump. Cost £12.5, less government grant £7.5k, equates to £5k spend.

  • new doors, patio door and window (3k)

  • new kitchen (4k) its only small

  • new carpets thoughout (1k)

That is £14k. That then leaves

  • replacement conservatory £10k (existing is wrotten)

  • new bathrooms 2 off (£5k)

others

House will be ready to rent end of November 2024.

Are you sure the design of the house will stay warm with the heat pump. Theyre great in new houses but heard horror stories on use if them in older places not designed with ultra high insulation in mind.?

Also current EPC won't increase necessarily with heat pumps as others have reported. Did your current EPC suggest a heat pump and give a score change for doing so?

My EPC says the improvement measures and how those changes will impact my EPC score and category.

Don't think 5k for heat pump worth it if it doesn't get you too EPC C level. Heat pumps will be costly if your house is under insulated as they typically run at a lower temperature than gas central heating.

Cavity wall insulation, loft insulation etc if able to be installed will give far more points towards current EPC assessment.

EPC show lpg boiler (off gas cylinders). Shows it as very poor on EPC rating.
It also says no insulation in roof (can’t see as built in room). But I am positive there is. Room in roof was done in 1990.

Have you thought about stripping back the plasterboard/lathe and plaster etc to insulate the external walls?

The easiest way to get an EPC C is to pay and EPC assessor to visit and tell you whats need to be done to check his tickboxes on his form.

To get mine to C, he told me to top up insulation, change to LED bulbs and a thermostat. That worked. Paid for 2 visits.
