Property management software

I was wondering what property software you use to manage a portfolio of properties. What features are most important to you?

For me.

Tenancy and rent management
Expenses
Adjust Rents (for some reason)
Bank feed
Contractor and maintenance management.
Certificate management

A free account (all features max 1 tenancy)
or £10 or £20/month depending on how many tenancies.

What featuress are important to you?

Any feature that means I don’t have to use an agent ever again.

I would analyse what an agent is supposed to do and start there. Then what a landlord is supposed to do. Then fill the gaps.

How do you see the integration working?
Sending a link to a tenant to sign the document or more than that?

I'd want a central hub to hold all my template documents in the cloud opposed to on my hard drive. I don't want to have to go to docusign for the contracts, xero for the invoices bills I want it all in one place.

I want to put their email address in at the start it send off a form to then for the details. It then uses these details to create the contract sends it all out on docusign with payment links and likes for ID addres conformations etc

I'd want a credit check for prospective clients too.

I want to have a reoccurring remittance for clients and tenants. Payment confirmations.

Tbh if this was 30 a month I'd get it as I pay 15 for docusign and 15 for xero now and it's quite manual.
